So you are ready to take the New York State Appraisers Examination:

Here are a few things you need to know before we begin. You must have an admit card to take the New York State Exam. You receive one within 3-5 days of receiving your license. The Admit card will specify which examination you are allowed to take. If you have an admit card for one type of exam, and wish to take a different exam, please see the paragraph, titled, UPGRADING YOUR APPRAISAL ADMIT CARD.

You will study for one of 3 exams. The License Appraiser Exam- which consists of 105 questions; The Certified Residential Appraiser Exam- which consists of 120 questions; and the Certified General Appraiser Exam which consists of 135 questions. The examinations, once passed are only valid for up to 2 years. That is why we recommend that you study for the exam and only take the appropriate exam once you have the required experience as set forth by NY State Law.

The passing score for all 3 examinations is 75% minimum. Although, not official to date, the New York State Appraisal Board has made recommendation that after multiple failures you should not be allowed to retake the exam. The Appraisal Foundation, as per their latest National Appraisal Recommendations, recommends no more than 3 chances to pass the state exam. That is why, taking the exam without studying does not make sense. Why bother even taking the exam if you are not going to bother studying for the exam. We offer a prep course for the New York State Exam. This course shows you how to study and what to study. It does require that you actually study after the prep course. You can't teach a person 90-180 hours of material in one day, nor can you cram for a test in one day. We recommend that you study 1-2 hours each day for a period of 2-3 weeks. Using our outline, and the prep course material, you will improve your chances of passing the first time greatly.

No one can guarantee your success. We can only help you to achieve your goals. You have taken the necessary education, you have passed the required course exams, and now you are at the point where you can become fully licensed or certified. You must pass the state exam in addition to your experience (as per the log you must complete) to achieve this goal.

The test outline is contained as part of the New York State License Law for Appraisers. It is known as Executive Law 6e, (aka-4747c). You can obtain the entire licensing law for appraisers by requesting an APPRAISAL APPLICATION PACKAGE. Call 518-474-4429 and request one. They are typically mailed weekly, and you should receive your free APPRAISAL APPLICATION PACKAGE within 2-3 weeks. It will cover many of the topics we cover in our web site, as well as outline the areas you should study for the State Exam. You can also attend one of many Prep Courses for Appraisal Exam study available from many schools and appraisal associations.

We recommend you only take the State Exam after you have studied, or you may FAIL.
